Length of Tenancy
For our “professional” lets we offer a 12 month Assured Shorthold Tenancy Agreement. Our “student” properties are to the end of the academic year, i.e. 30th June. All contracts can be extended with prior consent from your Landlord.
When to look
The lettings market is very fast moving, therefore we would advise “professional” tenants to start viewings no more than 4 – 6 weeks before the date you are looking at moving – any earlier and you run the risk of your perfect property being let elsewhere.
Student lets are available to view during the summer months June – September. However the majority of student lets are dealt with at the start of the year January – February.
In either instance, if you find a property you want to take, you will need to pay the Holding Fee and Agency Fee in order to secure it, and make sure all your paperwork is supplied promptly to us to avoid any delays in your application and subsequent move in date.
Steps to renting a property
- Choose your preferred property
- Pay the holding fee (equivalent to five weeks rent) and Agency fee of £75 per person and complete the tenant referencing application form.
- Complete tenancy agreement and pay current month’s rent
- Complete check-in appointment to complete the check in inventory
- Move in
